Garage Door Lock Won't Engage or Release
Before anything else, one question that changes the whole page: do you have an automatic opener?
If you do, the manual lock on your door was very likely disabled on purpose when the opener went in — bars removed, handle left in place, or the whole assembly taken off. That isn't neglect. DASMA describes it as what normally happens: “when a garage door is automated through the installation of a garage door operator, manual locks are typically disengaged, disabled, or removed.” A lock thrown while an opener is connected means the motor pulls a couple of hundred pounds of door against a steel bar wedged into the track, and something gives. Usually the top section, sometimes the track, occasionally the opener's drive gear.
If you don't have an opener, or you're securing a detached shop or a door you operate by hand, the lock matters and it should work. A bar that won't slide home is nearly always reporting geometry — the door has settled, shifted, or is sitting a fraction out of where it used to, and the bar no longer lines up with the hole it's aiming for.
Either way, a lock that has stopped behaving is worth reading rather than forcing.
This is general guidance based on what we see on service calls — it isn’t a substitute for someone looking at your actual door. Every door is a little different, and if anything here feels beyond what you want to take on, stop and give us a call.
Stop if the opener is pulling against a thrown lock
Stop operating the opener immediately if the door lurches and stops, if you hear a bang or a heavy crack when it tries to open, if the top section is visibly bending or bowing, or if the opener runs and the door doesn't move while a lock bar is engaged.
The opener has no way of knowing the door is locked. It applies its full pull to a door that is physically pinned to the track, and the load goes into whatever is weakest — usually the top section where the opener's arm attaches, which bends and stays bent. That damage isn't repairable by unbending it.
Release the lock by hand before doing anything else, then check the top section and the opener arm bracket for bending before you run the door again. If either looks distorted, leave it and call rather than testing it once more.

1Work out which lock you're actually talking about
There are two completely different things called a lock on a garage. The mechanical kind is a steel bar that slides through the door and into a slot in the vertical track, operated by a slide handle or a center T-handle. The electronic kind is a button on the wall control marked with a padlock, which stops remotes from working. If you've pressed a button and the door stopped responding to your remote, that's the second one and it's a different subject entirely.

2Look at where the bar is trying to go
Follow the lock bar out to the edge of the door and find the slot in the vertical track it's supposed to enter. Then throw the lock slowly and watch. Is the bar hitting above the slot, below it, or short of it? That single observation tells you whether the door has sagged, risen, or moved sideways.

3Check whether the door is fully down
Locks are set up to engage with the door completely closed. A door stopping half an inch short — a hardened seal, a travel limit that has drifted, a bit of debris under the bottom edge — puts the bar above where it should be. Push down on the door with a hand and see whether the alignment improves.

4Try it with the spring load off the mechanism
If the bar binds when the door is closed but slides freely when you take the door's weight in your hand for a moment, the lock isn't seized — it's being pinched. That points at the door pushing against the bar rather than at the lock itself, which is a different fix.

The mechanical lock on a sectional door is deliberately crude, and that's a virtue. A steel bar slides sideways through guides mounted on the inside of the door and passes through a slot cut in the vertical track. Once it's through, the door physically cannot rise, because the bar is inside the same channel the rollers run in.
There are two common arrangements. A side lock is a single bar with a slide handle, usually on one side only. A T-handle lock sits in the center of the door and pulls two bars outward at once through cables or flat links, locking both tracks together. The T-handle version usually has a key so it can be operated from outside.
Because the bar has to pass through a slot with limited clearance, the whole thing depends on the door stopping in exactly the same place every time. Move the door up or down by even a quarter inch — a new bottom seal, a travel limit that drifted, a spring that has lost tension and let the door settle — and the bar arrives at the track a little above or below its hole.
Then there's the other lock, which isn't a lock in the physical sense. Most openers have a button on the wall control marked with a padlock, sometimes called vacation mode, which stops the opener responding to remotes and keypads. Nothing moves and nothing engages — it's a software state. People find it by accident all the time and conclude the door has locked itself.
The reason the two shouldn't be mixed: a garage door opener applies a serious pull to the top section of the door, and it has no way of knowing a bar is through the track. Something has to give, and the top section is usually first.
So a lock that won't engage is usually not a lock fault at all. It's an alignment report from a door that has moved.

What’s actually causing it
These are ordered the way we work through them on a real service call — cheapest and most common first, so you don’t start by replacing a part that was never the problem.
It isn't a mechanical lock at all
Basic checkThe most common version of this call, and the quickest to put right.
Most wall controls have a button marked with a padlock symbol. Depending on the brand it's called lock, vacation mode, or something similar. Pressing and holding it stops the opener responding to remotes and keypads — a deliberate feature for when a house is empty. The wall button itself still works, which is what confuses people: the door operates from inside and refuses from the driveway.
Nothing engages, nothing moves, and there's nothing to unstick. Some units beep or flash an indicator when they're in that state, which is worth looking for before you go hunting for a bar that may not exist.
Once the mode is off, remotes work again immediately. If a remote still doesn't respond, the lock wasn't the reason and it's a programming or battery question instead.
How you can tell: The door works from the wall button and ignores every remote and keypad. Often an indicator light on the wall control is lit or flashing.
- Find the button on the wall control marked with a padlock, or labeled lock or vacation.
- Press and hold it for a few seconds — most units toggle in and out of the mode the same way they entered it.
- Watch for the indicator to change. Some models beep once on the way out.
- Test a remote from outside. If it works, that was the whole problem.
- If it still doesn't respond, the lock mode wasn't the cause — check the remote's battery and whether it's still paired.
- Show whoever else uses the garage where that button is. It gets pressed by accident more than any other control in the house.

The bar no longer lines up with its slot
Hands-on — moderate riskThe main mechanical version, and the interesting one, because the lock is fine and it's reporting on the door.
The slot in the vertical track is in a fixed position, cut when the door was installed. The bar's height depends entirely on where the door comes to rest. Anything that changes that resting position moves the bar relative to a hole that hasn't moved at all.
Things that raise the bar: a new bottom seal, which is thicker than the flattened one it replaced; an opener travel limit that has drifted so the door stops slightly short; debris or a stone under the bottom edge; a hardened seal that has stopped compressing.
Things that lower it: springs slowly losing tension and letting the door settle further onto the seal; a bottom seal worn thin; the concrete under the door having dropped. That second group is the more useful finding, because a door that has settled is a door whose counterbalance is changing.
How you can tell: Throwing the lock slowly, you can watch the bar arrive at the track above or below the slot rather than into it.
- Close the door fully and throw the lock slowly, watching where the bar meets the track.
- Note whether it's high or low, and by roughly how much — a sixteenth is a different story from half an inch.
- Push down on the door with one hand and try again. If it lines up under hand pressure, the door is stopping short.
- If the door is stopping short, look at the opener's down travel limit and at whether a new seal has changed the closing height.
- If the bar sits low, that points to the door settling further than it used to, and the counterbalance is worth checking rather than the lock.
- Don't file, ream or enlarge the slot in the track. The slot is in a structural part and making it bigger is not the fix.
- Once the door is stopping where it should, re-test the lock and confirm the bar passes through cleanly rather than scraping.

The mechanism is dry and packed with dust
Basic checkA lock lives inside a garage, which in this valley means it lives inside a dust collector. The bar slides through guides with tight clearances, and after a decade those guides hold a mixture of fine silt and whatever grease was originally there, dried into something closer to a paste.
Then there's the fact that nobody maintains a lock. Every other moving part on the door gets looked at eventually because it makes a noise. A lock is silent until the day it doesn't move.
The fix is mechanical rather than clever: clean the grit out, then lubricate. Use silicone spray or white lithium grease. Not the classic blue-can penetrant — it's a solvent that thins out, attracts more dust than it displaces, and washes away the lubricant you actually want in there.
How you can tell: The bar moves stiffly, jerkily, or partway and then stops, and it feels gritty rather than blocked. It's the same on every attempt.
- Wipe the exposed length of the bar and look at what comes off. Fine gray silt is the usual answer.
- Brush the guides out where you can reach into them, then vacuum rather than blowing the dust further in.
- Work the bar back and forth through its full travel to bring more grit out, wiping as you go.
- Lubricate with silicone spray or white lithium grease — on the bar, into the guides, and on the pivot at the handle.
- On a keyed T-handle, use a graphite or dry lock lubricant in the cylinder rather than a wet spray, which collects dust in this climate.
- Work it through several full cycles to distribute the lubricant, then wipe the excess off the outside so it doesn't become the next dust magnet.
You’ll know it’s right when: The bar slides its full travel smoothly under light hand pressure, and it does the same on the tenth try as on the first.
The T-handle linkage has stretched or come off
Hands-on — moderate riskOn a center T-handle setup, the handle doesn't touch the bars directly. Turning it rotates a plate or a spindle, which pulls two cables or flat metal links out to a bar on each side. There are more parts in the chain and more places for it to fail.
The usual failures: a cable that has stretched over the years so the handle uses up its rotation before the bar reaches the slot; a link that has come off its pin at one end; a clip or cotter pin that has vibrated out; or a cable that has frayed and finally parted. Any of those gives you a handle that turns with a light feel and no result.
Partial failure is more common than total. One side goes slack and stops engaging while the other still works, which people read as a bent bar until they look at the linkage.
How you can tell: The handle turns easily through its range with much less resistance than it used to, and one or both bars barely move.
- Open the door partway so you can see the full linkage across the inside of the door comfortably.
- Turn the handle and watch each side separately. You're looking for which side stops moving and where.
- Check both ends of each cable or link for a clip, pin or fastener that has come adrift.
- Look for stretch — a cable that's noticeably slack at rest when it used to be taut is the usual culprit.
- Most linkages have adjustment at the bar end. Take up the slack a little at a time and test after each change.
- Set both sides so the bars reach their slots at the same point in the handle's rotation, rather than getting one perfect and leaving the other short.
You’ll know it’s right when: Both bars reach their slots together, the handle has firm resistance through its travel, and the lock releases as cleanly as it engages.
The bar is being pinched by the door's own load
Hands-on — moderate riskA subtler one that gets diagnosed as a seized lock.
The bar passes through the slot in the track with a small amount of clearance. That clearance only exists if the door is sitting neutrally. When the counterbalance is pushing the door upward — springs slightly over-tensioned, or a door that wants to drift up — the door presses the bar against the top edge of the slot and it takes real force to move.
The tell is that the lock works freely in one condition and not in another. Take the door's weight in your hand for a moment and the bar slides; let go and it binds. Nothing is wrong inside the lock at all.
The reason this matters beyond the lock is that a door pressing hard on a locking bar is a door whose balance has drifted, and balance drift is worth knowing about for its own sake.
How you can tell: The bar binds with the door closed and moves freely when you lift slightly on the door, or with the door raised.
- With the door closed, take a little weight on the bottom section by hand and try the lock again.
- If it frees up under hand pressure, the lock isn't the problem — the door's load is.
- Look at whether the door wants to drift upward or settle downward when you leave it partway open with the opener disconnected.
- A door that won't hold position is a counterbalance question, and it's covered properly on its own page.
- Don't force a pinched bar. It bends, and a bent bar in a track slot is worse than a lock that doesn't engage.
- Get the balance sorted first, then check whether the lock works normally afterwards. It usually does.
You’ll know it’s right when: The bar engages and releases with the same light effort whether the door is closed or partway up.
The lock was disabled deliberately when the opener went in
Basic checkWorth including because plenty of people discover this and assume something is broken.
Standard practice when fitting an automatic opener is to take the mechanical lock out of service. Usually the bars are removed and the handle is left in place because it's screwed through the door's face. Sometimes the whole assembly comes off and the holes get plugged. Either way it's intentional, it's the right call, and as the lead-in to this page notes, DASMA documents it as the norm in Technical Data Sheet #192.
The same sheet carries the one exception, which we cover properly on our storm-damage page: a door specifically designed for higher wind resistance may come with a manual lock intended to be engaged before a high wind event, with the operator disconnected while it's locked. That's a wind-rated door with factory hardware, not a bolt added to a standard door.
The reason for the general rule is simple: an opener can't tell whether a door is locked. It applies its pull, the bar holds the door to the track, and the load goes into the top section where the opener's arm attaches. That section bends and stays bent. We see it a few times a year, usually after somebody has been away and thrown a lock they hadn't used in a decade.
If you want a garage secured for a trip, there are better tools. The opener's own lock mode stops remotes working. Disconnecting the trolley takes the motor out of the equation entirely. And a slide bolt used only on a door you've deliberately disconnected does the job without leaving a trap for whoever operates the door next.
How you can tell: There's a handle on the door with no bar behind it, or bars that stop well short of the track, and the door has a working opener.
- Look behind the handle from inside. No bar, or a bar cut short, means it was decommissioned rather than broken.
- Leave it that way if the door has an opener. Restoring it creates a hazard rather than security.
- Use the opener's lock or vacation mode when you're away — it blocks remotes and keypads without pinning anything mechanically.
- If you genuinely want the door physically locked for a long absence, disconnect the trolley with the door closed first so the opener can't pull against it.
- Put a note on the wall control if anyone else operates the door, so the lock and the opener never get used together by accident.
- Spend the attention on the door between the garage and the house instead. That's the one doing the real work.
You’ll know it’s right when: The lock is either properly out of service or only ever used with the opener disconnected, and everyone in the house knows which.
The bar is bent, or the door isn't hanging level
High risk — call a technicianThe last group, and the one where the lock is the messenger.
A bent bar usually has a history — it was forced when it was misaligned, or the opener pulled against it once. It'll never slide cleanly again and straightening steel that has already yielded doesn't restore it.
A deformed track slot is the same story from the other side. When an opener pulls a door against an engaged bar, the load goes through the slot, and the track material around it can tear or bell out. That's damage to the track itself, not to the lock, and it matters more than the lock does because that track is what keeps the door in the opening.
Then there's a door hanging out of level. If one lift cable has slipped or spooled unevenly on its drum, one side of the door sits lower. Both bars are still perfectly straight, but they arrive at their slots at different heights and only one engages. That symptom is a good deal more serious than the lock failing, and it's the reason we take a one-side-only lock complaint seriously.
How you can tell: One bar engages and the other misses, or the slot in the track is visibly distorted, or the bar is visibly not straight.
What you’ll need if you’re doing this yourself
- Silicone spray or white lithium grease — the right lubricant for a sliding steel bar in a dusty garage — not the blue-can penetrant, which thins out and collects dust
- Graphite or a dry lock lubricant — for a keyed T-handle cylinder, where a wet spray turns into a dust trap
- A stiff brush and a shop vacuum — silt in the guides is the most common reason a bar stops sliding
- A flashlight — watching the bar meet the track is the whole diagnosis, and it happens in shadow
- Pliers and a small adjustable wrench — for taking up slack in a T-handle linkage at the bar end
Things not to do — and why
The opener has no way of knowing the door is pinned to the track, so it applies its full pull anyway. The load goes into the top section where the arm attaches, which bends and stays bent. It's the most expensive mistake on this page.
A bar that needs real force is either misaligned or pinched by the door's load. Forced, it bends — and a bent bar in a track slot is a worse position than a lock that simply doesn't engage.
That slot is a hole in a structural part. Making it bigger weakens the track that keeps the door in its opening, and it doesn't address the reason the door is arriving at the wrong height.
It's a water-displacing solvent. It thins out, attracts dust, and washes out the grease you wanted to keep — which in a garage in this valley means the mechanism is stiffer six months later than before you sprayed it.
It was disabled on purpose. Putting it back doesn't add security, it adds a trap for whoever presses the remote without checking.
If the door has settled far enough to move the bar, the springs are telling you something. Torsion springs hold the door's entire weight and release it suddenly when handled wrong — that's a call, not an adjustment.
An intermittent lock gets trusted, and a lock that's trusted while not engaged is worse than no lock at all. Either make it reliable or take it out of service properly.
Why locks seize up here
Garage door locks fail in this valley for reasons that have nothing to do with the lock's quality.
The first is dust. Fine monsoon silt gets everywhere in a garage, and a lock's guides are exactly the kind of tight, unswept clearance it accumulates in. Combine it with whatever grease was applied at installation and you get a paste that sets. Most of the seized locks we free up are simply dirty.
The second is that hardly anyone here uses them. Detached, unheated garages elsewhere in the country get locked routinely. Around Mesa, Gilbert and Chandler almost every garage has an opener, so the mechanical lock sits untouched for a decade and gets discovered during a trip or a power outage — which is precisely the wrong moment to find out it doesn't move.
- Silt packs the guides — the most common failure isn't wear, it's a decade of fine dust in a mechanism nobody has touched.
- Wet lubricants become dust magnets — silicone or white lithium on the bar, graphite in the key cylinder. A wet spray in a keyway here fails faster than no lubricant.
- Locks get discovered during outages — the monsoon takes the power out in the evening, somebody wants the door secured overnight, and finds a bar that hasn't moved since the house was built.
- Doors settle as springs age in the heat — we replace springs here sooner than a chart implies; DASMA doesn't attribute that to ambient heat, but it does flag the exposure of a door left standing opening spring cycle life, and a door settling lower than it used to moves the bar away from its slot.
- New seals move the bar up — with seals here replaced every two to four years, a lock that lined up last month can miss its slot after a seal change.
- Attached garages change the priority — nearly every garage here shares a wall with the house, which makes the door between them the lock that matters most and the one people think about least.
Keeping a lock usable
If you have a lock you might actually need, this is what keeps it working.
- Operate it a few times a year even when you don't need it — a lock that moves regularly doesn't seize. The ones that fail are the ones nobody has touched since the house was built.
- Clean and lubricate it when you lubricate the door — silicone or white lithium on the bar and guides, and graphite in any key cylinder. It's a two-minute addition to a job you're already doing.
- Re-check the lock after any seal or travel-limit change — a new bottom seal changes where the door rests, and that's enough to move the bar away from its slot.
- Decide once whether the lock is in service or out and make sure everyone using the garage knows which. Half-decommissioned locks are how top sections get bent.
- Keep the key with the house keys, not in the garage — a keyed T-handle whose key lives inside the locked garage isn't providing much.
- Use the opener's lock mode when you're away instead of a mechanical bar. It blocks remotes and keypads without leaving anything for the motor to pull against.
How a lock problem turns into a door problem
This sequence runs one way and each step causes the next. It's why we treat a misaligned lock as a warning rather than an annoyance.
The last step is permanent. A bowed top section doesn't get unbent, which is why the misalignment two steps earlier is worth acting on.

- Establish whether it's a mechanical lock or the opener's lock mode before anything else
- Watch the bar meet the track and measure how far it's missing the slot by
- Check where the door comes to rest, and whether it's stopping short or settling low
- Test the door's balance by hand with the opener disconnected
- Clean, free and lubricate the bar, guides, linkage and cylinder
- Adjust T-handle linkage so both bars reach their slots together
- Inspect the track slots and the top section for damage from a previous pull against a thrown lock
- Decommission the lock properly, or confirm it's usable, and make sure the household knows which

What drives the cost
The lock itself is one of the cheapest pieces of hardware on the door. What moves the number is what the lock has revealed, or what it has already damaged.
- Clean and adjust versus replace Most seized locks are dirty rather than broken, and freeing one is quick. A bent bar or a parted cable means parts.
- Side lock or T-handle A single sliding bar is simpler than a keyed center handle with linkage running to both sides of the door.
- Whether the door is stopping where it should If the bar misses because the door has settled or is stopping short, the real work is at the springs or the opener's travel, not the lock.
- Damage from a previous pull against the lock A bowed top section or a torn track slot is a structural repair. That's the expensive version of this call and it's entirely preventable.
- Decommissioning versus restoring Taking a lock properly out of service on an opener-equipped door is quick work, and it's usually the recommendation rather than getting it functioning again. Either way it's a short line on the garage door repair.

Because the slot hasn't moved and the door has. The slot is cut in the vertical track at a fixed height; the bar's height depends on where the door comes to rest. A new bottom seal, a travel limit that has drifted, debris under the door, or springs that have let the door settle will all put the bar above or below its hole. Watch which way it misses and that tells you which.
No — and the lock was probably disabled on purpose when the opener was installed. Check inside for a bar through the vertical track first — a lock that has been thrown and forgotten is the usual answer, and it slides back by hand. If there's no bar and remotes are being ignored while the wall button works, you're in the opener's lock mode instead. If neither applies, the door isn't locked and something else is stopping it.
Usually dust. The bar slides through guides with tight clearances, and in this valley those fill with fine silt that combines with old grease into something like paste. Clean it out, then lubricate with silicone spray or white lithium grease. If it's still stiff after that, the bar is likely bent or being pinched by the door's weight.
The linkage between the handle and the bars has failed. A cable has stretched so the handle uses up its rotation before the bar reaches the slot, a link has come off its pin, or a cable has parted. Open the door partway, turn the handle, and watch each side — the side that stops moving shows you where to look. Most linkages have adjustment at the bar end.
The door is pinching the bar rather than the lock being seized. If the counterbalance is pushing the door upward, the bar gets pressed against the top of the slot and needs real force. Take a little weight on the door by hand and it frees up. That's a balance finding rather than a lock finding, and it's the more useful of the two.
Something bends. Usually the top section where the opener's arm is attached, because that's where the load concentrates — and a bowed section doesn't recover. Sometimes the track tears around the lock slot, sometimes the opener's nylon drive gear strips, which is the cheap outcome. Stop at the first bang and check for distortion before running it again. Distortion around the slot means the section needs looking at, and that's a garage door repair rather than a lock adjustment.
The bars are removed and the handle is usually left in place, since it's fastened through the door's face. That's exactly what installers do when an opener goes in. If you're not sure whether yours is live, look behind the handle from inside — no bar, or a bar that stops well short of the track, means it's already out of service.
Silicone spray or white lithium grease on the bar and its guides, and graphite or a dry lock lubricant in a key cylinder. Avoid the classic blue-can penetrant — it's a solvent that thins out, pulls in dust, and washes away the lubricant that was doing the work. In a dusty garage a wet spray in a keyway makes things worse over time.
It can be. If both bars are straight and the linkage is even, the likely reason is that the door isn't hanging level — one lift cable has slipped or spooled unevenly on its drum, so the two bars arrive at their slots at different heights. That's considerably more serious than a lock fault, because an unevenly hung door is the state that precedes one coming off its track.
On a manual door, yes. On a door with an opener, the honest answer is that the opener itself is the lock, and adding a mechanical one mostly creates a way to damage the door.
