Insulation & R-Value: Why It Matters More in Arizona

An attached garage without an insulated door is a direct thermal bridge between your living space and the summer heat. What is R-Value? R-value is a measurement of thermal resistance — how well a material slows the transfer of heat. The higher the R-value, the better the insulation. The technician measures your opening dimensions, confirms headroom clearance, inspects the existing track and hardware for reuse eligibility, and checks opener horsepower and age. Any discrepancies from the original quote are discussed before a single bolt is touched.

Lead times vary depending on the door style, material, color, and level of customization. Standard in-stock doors can often be installed quickly, while custom-ordered doors may require additional time. We'll give you an honest timeline upfront and work diligently to get your new door installed as fast as possible.

Old Door Removal

The existing door, springs, and hardware are carefully removed. We inspect the opening's framing and weather board for rot, damage, or structural issues that could affect the new door's performance. Any issues are photographed and reviewed with you before proceeding.

Track and Hardware Installation

New galvanized track is mounted, leveled, and secured to the door frame. The track pitch (angle from vertical to horizontal transition) is set to the door's specifications — not a default setting. Properly pitched track is critical for smooth, quiet operation and prevents premature roller wear.

Door Panel Assembly

Door sections are assembled from the bottom up, hinge-connected, and hung on the track. Roller brackets are installed and rollers seated. Windows (if included) are installed during this phase.

A standard installation takes 3 to 5 hours for a single-car door and 4 to 6 hours for a two-car door. Custom doors, full-view glass systems, or jobs requiring track modifications may take longer. Most installations are scheduled and completed within 48–72 hours of your order. Same-day installation is available for standard in-stock door sizes — call to check availability.

In most cases, yes. Your opener works with the new door as long as it has sufficient horsepower for the door's weight:

  • ½ HP: Fine for single-car non-insulated doors. May struggle with heavy insulated two-car doors.
  • ¾ HP: Recommended for most two-car insulated steel doors (120–160 lbs).
  • 1 HP: Required for heavy wood, glass, or doors over 160 lbs.

Our technicians perform a full compatibility check during every install. If your opener is more than 10 years old, we'll flag it — but we never pressure an upgrade. The decision is always yours.

Single-layer: One sheet of steel, no insulation. Appropriate for detached garages where energy performance doesn't matter. Minimal structural strength.

Double-layer (polystyrene): A foam board glued to the inside of a steel skin. Moderate insulation (R-6 to R-9) but leaves air gaps at edges and seams that reduce effective R-value. Better than nothing, but not optimal for Arizona.

Triple-layer (polyurethane): Liquid foam injected between two steel skins — expands to fill every void. Delivers R-13 to R-18, superior structural strength (less denting under wind load), and significantly better sound reduction. Our standard recommendation for any attached Phoenix-area garage.

A quality insulated steel door lasts 20–30 years with proper maintenance. The springs are typically the first component to require service — which is why we install high-cycle oil-tempered springs on every job, built to handle years of daily use well beyond what standard springs offer.

Lubrication twice per year (hinges, springs, rollers, tracks) and an annual visual inspection of cable wear and hardware tightness will maximize your door's service life.

Windows add natural light and visual character, but in Arizona's intense sun, glass type matters enormously:

  • Clear glass: Maximum light, maximum heat gain. Only recommended for north-facing garages.
  • Low-E insulated glass: Reflects infrared while passing visible light. Best thermal performer for south and west-facing garages.
  • Frosted / tinted glass: Privacy and moderate heat reduction. Good middle ground.
  • Decorative acrylic inserts: Mimic glass appearance with zero heat gain. UV-stable and unbreakable. Our most popular Arizona window choice.

If adding windows, place them in the top section only — a high window receives sun at a lower angle, dramatically reducing direct solar gain into the garage.

  • Clopay: Limited lifetime on steel panels; 1 year on paint and springs.
  • Amarr: Limited lifetime on steel panels; 10 years on paint; lifetime on springs.
  • CHI Overhead Doors: Limited lifetime on panels, paint, and hardware.
  • Invicta Door: Up to 25 years on paint/finish (insulated models, single-family homes); 3 years on hardware and springs. Door must be registered within 90 days of installation.
  • Wayne Dalton: Limited lifetime warranty covering panels, paint, springs, and hardware.
