Repair or Replace? How to Decide
If you already suspect the answer is replace and want to check whether you're right, when-to-replace-garage-door is a list of specific conditions that settle it. This page is for the other situation — where nothing is obviously terminal, the door has a problem, and you genuinely can't tell whether it's worth spending on.
The advice you'll find elsewhere is usually a percentage rule: replace if the repair costs more than some fraction of a new door. It feels rigorous and it isn't much use, because it treats every repair as interchangeable and says nothing about what happens afterward.
What follows is the method we use instead. It has four questions in it, and by the time you've answered them the decision has usually made itself.

Establish these before anyone quotes you anything. They're the inputs the whole method runs on.

1Name the failed component specifically
Not 'the door is broken' — which part. A spring, a cable, a roller, a hinge, a section, a bearing, a track, the opener. The spread between the least and most consequential of those is enormous, and every recommendation offered before this is known is a guess dressed up as advice.

2Establish the condition of everything that hasn't failed
This is the input people skip and it's the one that decides most of these. A failed spring on a door with sound sections, tight hardware and good track is a completely different proposition from the same spring on a door where the hinges are worn and two sections are soft.

3Work out how long you intend to be in the house
It changes the arithmetic honestly rather than cynically. A repair that buys three or four years is a good outcome if you're moving in two and a poor one if you're staying twenty. Nobody asks this and it belongs near the top.

4Separate what's broken from what merely annoys you
Write two short lists. One is faults — things that stop the door working properly. The other is grievances — it's loud, it's ugly, the garage is an oven, there are no windows. Both are legitimate, but only the first list is a repair decision and mixing them is why these conversations go in circles.

5Get the balance checked before anything else

The question that splits the whole decision
There are two different situations that both arrive here sounding the same, and they take different methods.
One thing worth naming: we sell replacements, so we have an incentive here and you should know it. The reason we'd rather not act on it is that people talk to their neighbors, and a company that talks everyone into new doors runs out of neighbors.
Where the method usually lands
Common situations and the direction the reasoning tends to point, so you can find yours quickly.
Repair, without much debate. The springs and the door are on different clocks and the door's clock has a long way to run.

The single most useful idea on this page: your door and your counterbalance age by different mechanisms and they are not related.
The counterbalance ages by use. Torsion springs are engineered to a cycle count — one cycle being one open plus one close — and once that count is spent, the spring is spent, regardless of whether it happened in six years or sixteen. A household that opens the door ten times a day gets through a spring's rating in a fraction of the time a household that opens it twice a day does. Nothing about the door's condition affects this and nothing about the spring's condition tells you anything about the door.
The door ages by fatigue and exposure. Its sections lose material integrity at the points where load concentrates, and its finish degrades under ultraviolet light. Both of those are slow, and both are largely indifferent to how many times the door has been opened.
So a fifty-year-old door can have brand new springs and a five-year-old door can be on its second set. When somebody says 'my door is old, should I replace it,' the first thing to establish is which of the two clocks they're actually looking at. Almost every confusion in this decision comes from reading one and drawing conclusions about the other.
The practical consequence is about sequencing. Springs are sized to a specific door's weight — its size, its material, its insulation, its windows. Put new springs on the door you have, and if you replace that door two years later, the springs go with it, because the new door weighs something different. That is not an argument against fixing a broken spring. It is an argument for deciding whether you're keeping the door before you spend on it, rather than after.
Hold those five in mind and the method below is mostly a matter of filling in your own answers.
What each repair actually buys
The useful comparison isn't what a repair costs, it's the service life it purchases and what it depends on. This is that view.

What’s actually causing it
These are ordered the way we work through them on a real service call — cheapest and most common first, so you don’t start by replacing a part that was never the problem.
Question one — what does the repair actually buy you?
Basic checkNot what it fixes. What it buys, measured in years of service.
This reframing does most of the work, because it makes two very different repairs comparable. A set of springs on a sound door buys a full cycle rating — and you get to choose that rating, which means you're partly buying the interval rather than just accepting it. A patched section on a door whose other sections are equally tired buys until the next one goes, which nobody can predict. Same category of expenditure, wildly different products.
The follow-up question is what the repair depends on. A repair whose life depends on something you haven't checked is not really a known quantity. New springs depend on the door not getting heavier. New rollers depend on the track being true. A new section depends on the sections either side of it being sound enough to hinge to. Ask what each one leans on and you'll quickly see which repairs are solid and which are optimistic.
How you can tell: If nobody can tell you roughly what the repair buys, the diagnosis isn't finished. That's not an unreasonable question and any straight answer will be given in intervals rather than in reassurance.
- Ask, for each proposed repair: how long should this last, and what does that assume?
- Ask what condition the components adjacent to the repair are in, since those set the assumption.
- Where a rating is a choice — springs are the obvious case — ask what the options are and what each buys.
- Write the answers down next to each other. Two repairs at similar cost buying very different intervals is common and it's rarely pointed out.
- Then compare that interval against how long you actually need the door to serve you.
You’ll know it’s right when: For every option in front of you, you can say roughly what it buys and what that depends on.
Question two — what carries over to a new door, and what doesn't?
Basic checkThis is the question that determines whether spending now is wasted if you replace later, and it's the one people find genuinely surprising.
What generally carries over: the opener. It bolts to a new door's top section and gets its travel and force reset, and a healthy opener runs a new door perfectly well. Remotes, keypads and wall controls come with it. The jamb framing usually stays. The slab obviously stays.
What generally doesn't: the springs, because they're wound and sized to a specific door weight and a different door needs a different set. The cables and drums, which are matched to the door's height and the spring system. The track, which is sized and shaped for the door's section height and is normally replaced with a new door rather than reused — reusing thirty-year-old track on a new door is a false economy that shows up as noise within a year. The rollers, hinges and brackets, all of which come with the new door. And the bottom seal.
So the practical rule is this: money spent on the opener transfers. Money spent on the counterbalance and the running gear does not. That doesn't make spending it wrong — a broken spring has to be dealt with either way — but it tells you where the sequencing question actually bites.
How you can tell: Look at what you're being asked to spend on and sort it into two piles: things bolted to the door, and things bolted to the building or independent of the door. The first pile leaves with the old door.
- Ask directly whether each item quoted would be reused if the door were replaced.
- Treat the opener as the exception it is — an opener repair holds its value across a door replacement.
- If a heavier insulated door is a possibility later, ask whether your existing opener would still suit it.
- Where springs are involved, understand that you'll be buying springs again with a new door. That's the cost of postponing, and it may still be worth paying.
- Where a full hardware refresh is being proposed on an old door, this is the question to ask hardest, because that's the pile with the least carry-over.

Question three — are the springs' age and the door's age telling you the same thing?
High risk — call a technicianUsually they aren't, and this is where most of the confusion in this decision lives.
Consider two doors. The first is twelve years old, opens ten times a day, and has just broken its second spring. The second is thirty-two years old, opens twice a day, and is still on its original springs. Read the years and the first door looks healthy and the second looks finished. Read the cycles and it's the reverse — the first has done more work in twelve years than the second has in thirty-two.
Neither of those tells you about the sections, which is the third and separate thing. The twelve-year-old door has done a lot of cycles but its steel is young. The thirty-two-year-old door has barely worked but has had three decades of heat and ultraviolet exposure on its finish and thirty-two years of daily expansion and contraction on its fasteners.
What you actually want is three readings: the cycle load the door sees, the condition of the counterbalance, and the condition of the sections. They're independent. Get all three and the decision is straightforward. Get one and you'll draw the wrong conclusion from it about half the time.
How you can tell: Ask your technician for those three separately rather than for a verdict. 'What's the spring situation, what's the section situation, and roughly how many cycles is this door doing a year' is a better set of questions than 'is it worth fixing.'
Question four — what actually drives the cost on each side?
Basic checkWe don't publish figures, and on this page in particular that's not evasiveness — a number quoted without knowing your door would be worse than no number. What's genuinely useful is knowing the shape of each side, so that when a quote arrives you can see what's driving it and ask about the right things.
On the repair side, the variables are: which component, how many of them, whether the counterbalance has to be handled to get at it, whether the part is current or has to be sourced, and whether anything has to be corrected first — track that's out of plumb, a jamb that no longer holds a lag screw — before new parts will last.
On the replacement side, the variables are: single or double door, construction and steel gauge, insulation level, stock design versus custom, glazing, and what has to be done to the opening. The counterbalance comes with it, sized to the new door, and so does the entire running gear.
The two lists overlap less than people assume, which is exactly why the percentage rule fails. They're not two prices for the same thing. They're two different products with different lifespans, and comparing them without knowing what each buys is comparing the wrong numbers.
How you can tell: When you get a quote, ask which line is the biggest and why. It's almost never where people expect, and the answer usually explains more about the decision than the total does.
- Ask for both options quoted where both are genuinely available, rather than only the recommended one.
- Ask what's included in the replacement figure — track, springs, hardware, disposal of the old door, and whether the opener is in or out.
- Ask what the repair figure assumes about parts that haven't been inspected yet.
- Look for anything that appears on both quotes. Those items you're paying for either way, which makes them neutral in the comparison.
- Compare each total against the interval it buys, not against the other total.

The cheap-fix trap, and how sequencing avoids it
Basic checkThe specific failure mode this page exists to prevent. It goes like this: something breaks, the smallest possible fix gets done because a decision feels premature, and eighteen months later the door is replaced anyway. The money spent in between bought nothing, and it was spent under time pressure.
The trap isn't cheap repairs. Cheap repairs are frequently correct. The trap is making a small decision to avoid making a large one, when the large one is already available to make.
The way out is sequencing. If there's a real possibility you'll replace the door within a couple of years, that possibility should be resolved before you spend on the counterbalance and the running gear, not after — because those are the components that don't carry over. Conversely, if you're confident you're keeping the door, then spending properly on it is the right move and half-measures are the expensive path.
The one thing that's always worth doing, either way: the safety-relevant repairs. A frayed cable, a broken spring, a bottom bracket that has moved. Those get dealt with regardless, because the alternative isn't saving money, it's a door that fails while somebody is underneath it.
How you can tell: If you catch yourself choosing the minimum option specifically because you can't face the bigger question, that's the trap. It's a very common and entirely human place to be, and naming it usually breaks it.
- Decide the keep-or-replace question in principle before you authorize work on springs, cables or hardware.
- If you're keeping it, spend properly — a full hardware refresh on a sound door is excellent value and half of one isn't.
- If you're replacing it within a year or two, do the minimum that makes the door safe and functional in the meantime, and say so out loud when you get quoted.
- Never defer a safety-relevant repair on the grounds that the door is going anyway. That's a different category.
- Set a date rather than leaving it open. 'Replacing next spring' is a decision. 'Sometime' turns into another eighteen months of small repairs.
You’ll know it’s right when: You've made the big decision first and are sizing the spending to it, rather than the other way around.
The column that isn't about cost at all
Basic checkThere's a second set of reasons that has nothing to do with repair economics, and pretending otherwise is why some of these decisions never resolve.
Insulation is the big one here. A single-layer door is the largest uninsulated surface in most Valley garages, and if you've started using that space as a workshop, a gym or an office, no repair on any list addresses it. Noise is another — some doors are loud because of their hardware, which is fixable, and some are loud because of how they're built, which isn't. Security, where an older door with a compromised lock or an easily reached emergency release is a genuine consideration rather than a sales point. And appearance, which people apologize for raising and shouldn't, since the door is usually the largest single element on the front of the house.
Keep these in their own column. A door with three years of structural life left and a repair worth doing is still a door with three years of life left, whatever else you'd like it to be. But if the second column is long and everything on it points the same way, that's real information and it belongs in the decision.
How you can tell: The test from the triage section: would you still want to replace it if it were working perfectly? If yes, you're not making a repair decision and the mechanical arguments are beside the point.
- Write the second column out. Vague dissatisfaction resolves into three or four specific things surprisingly often.
- For each one, check whether it's actually fixable on the current door — noise frequently is, insulation isn't.
- If insulation is on the list, measure the garage's real summer temperature before deciding what you're solving.
- Weigh the timing separately. Wanting a different door isn't urgent, which means you can specify it properly.

When the honest answer is 'not yet, and here's what to do instead'
Basic checkA legitimate outcome of this method, and one we reach fairly often.
Sometimes the inputs aren't there. The door hasn't been assessed properly, the springs' condition is unknown, nobody has checked whether the sections are sound, and the decision is being made on a symptom. In that situation the correct next step is neither repair nor replace. It's finding out.
What finding out looks like: a proper balance check by hand, a read on the spring size and remaining condition, an inspection of every section's interior face, an assessment of the rollers, hinges, bearings, cables and track, and a look at how the door sits in the opening. That's an hour or so and it turns a decision made on fear into one made on information.
It's also, frequently, how people discover that the door is in considerably better shape than they assumed and that what it needs is an afternoon of attention. That happens more often than the reverse.
How you can tell: If you're weighing two options and you can't answer the triage questions at the top of this page, you're not ready to decide yet. That's not indecision, it's the correct reading of the situation.
- Get the door assessed as a whole rather than getting the fault quoted.
- Ask for the findings component by component, so you can see what's sound and what isn't.
- Ask what would need doing in the next two years if you kept it, not just what needs doing today.
- Take the answers away and decide without anybody standing in the driveway.

What you’ll need if you’re doing this yourself
- A notepad — the two-column exercise — faults in one, grievances in the other — does more for this decision than any inspection
- A flashlight — you can answer 'what condition is everything that hasn't failed in' yourself, at least roughly, and it changes the conversation
- The manufacturer sticker — inside an end stile. Brand and series decide whether section-level repairs are even on the table
- A thermometer — only if insulation is in your second column — measure the garage at ceiling level before deciding what you're buying
Things not to do — and why
It assumes all repairs are equivalent and says nothing about what happens next. A repair buying twelve years and a repair buying twelve months can cost the same, and the rule can't tell them apart.
The named part is the biggest input to the entire method. A recommendation that arrives before the diagnosis has skipped the step that everything else depends on.
Those are precisely the parts that don't carry over to a new door, because they're sized to the door they're on. Resolve the big question first, then size the spending to it.
Safety-relevant faults sit outside this method entirely. A door held by a compromised cable doesn't care what your replacement timeline is.
You're comparing a repair and a replacement, which are different products with different lifespans. The comparable figure is what each buys in years, and it takes one question to get it.
Insulation, appearance and construction noise aren't repairable faults. Keep them in their own column, and if they're what's actually driving you, you're shopping rather than deciding.
It's the worst possible moment and it's when most of these get made. Getting the door safe and operable is one job; deciding its future is another, and they don't have to happen the same afternoon.
What's different about this decision in the Valley
The method is the same anywhere. Three local factors shift the inputs enough to be worth naming, and all three tend to push in the same direction — toward the springs being the thing that's due rather than the door.
Around Mesa, Chandler and Queen Creek, springs reach the end of their rating sooner than the national rules of thumb suggest, because heat is one of the factors DASMA identifies as reducing cycle life and because garages here run hot for months at a stretch. Sections, meanwhile, hold up well — there's no moisture attacking them and the steel is content. So the common local pattern is a structurally sound door with a counterbalance that has retired early, which is a repair situation being mistaken for a replacement one.
- Springs retire before doors do here — heat shortens cycle life, so the most common local version of this decision is a good door with tired springs. That's a repair.
- Sections age slowly in a dry climate — no moisture, no rot, no freeze-thaw. What ages them is heat cycling on the fasteners, which is slower and more forgiving than what happens elsewhere.
- Insulation is the leading non-mechanical driver — Valley garages get used as workshops and gyms, and that turns a working single-layer door into a replacement candidate for reasons no repair addresses.
- High daily cycle counts are normal — the garage is the front door on most homes here, which means the cycle clock runs fast and the years clock misleads.
- Discontinued builder series complicate section repairs — a great many local doors came from series that ended years ago, which removes a repair option that would exist elsewhere.
- Nothing here fails from weather — no hail, no salt, no ice. If a door is deteriorating, look for irrigation, a settled slab, or an impact rather than the climate.
Making the next version of this decision easier
Whichever way you go, these are what keep you out of the pressured version of this conversation.
- Keep a written record of every repair and its date — taped inside the door frame. Half the difficulty in this decision is that nobody remembers what's already been spent.
- Ask for the spring cycle rating in writing on any spring job — it's the one interval you get to choose, and knowing it turns the next decision into arithmetic.
- Have the door assessed as a whole once a year — not when something breaks. An annual read means you're never deciding on a symptom in a hurry.
- Deal with root causes rather than symptoms — a part that fails twice is telling you about something else, and repairing it again buys nothing until that's found.
- Keep the door balanced and lubricated — it's what prevents the cascade where three components fail in one year and the decision gets made for you.
- Photograph the manufacturer sticker now — section availability is a huge input to this method and the sticker gets illegible with age.
- Decide in principle before the door forces it — knowing roughly what you'd do if a spring went tomorrow is worth more than any amount of research afterward.
How doors arrive at this question
There's a common run of events behind most of these conversations, and each step is genuinely produced by the one above it.
The interesting thing about that sequence is how avoidable the middle is. Running a heavy door is what turns a spring bill into a hinge bill and then a section bill, and the door that gets attended to at step two rarely reaches step four.
What an assessment visit gives you before you decide
This is deliberately not a repair visit. The point is to hand you the inputs the method above needs, so the decision gets made by you with facts rather than by us with a recommendation.
- Name the failed component specifically, and say what caused it rather than just what it is
- Give you a considered interval for each repair option, with the assumptions it depends on stated
- Grade the components that haven't failed, so you can see what's behind the current problem in the queue
- Read the spring size, wind and cycle rating, and estimate remaining life against your household's real cycle count
- Tell you plainly which items would and wouldn't carry over if the door were replaced later
- Flag anything safety-relevant that should be dealt with regardless of which way you go
- Quote the repair and the replacement side by side wherever both are genuinely available
- Leave you to decide without anybody waiting in the driveway for an answer

Not evasiveness. A figure here would actively mislead, because the entire method above exists to show that the two options aren't the same product. What's useful is knowing which variables move each side:

- Stock versus custom A current stock design in a stock size is a different proposition from a custom width, a custom finish or a decorative style.
- What's already been spent Not a variable a quote will show you, and worth adding up yourself. Three repairs in two years changes what the fourth one means.

Questions we get asked about this
Work four questions rather than a rule: what does the repair buy you in years, what would carry over if you replaced the door later, are the springs' age and the door's age telling you the same thing, and what drives the cost on each side. If nothing structural has failed and the sections are sound, repair is almost always the answer.
A repair is nearly always the smaller figure, which is why the question is usually the wrong one. The comparable measure is what each option buys in service life. A repair that costs a fraction of a new door but buys a year is worse value than one that costs more and buys a decade, and only the second question tells you which you're being offered.
Almost never. Springs and doors are on different clocks — springs are rated in cycles and are a consumable, while the door's sections age structurally over decades. A broken spring on a door with sound sections is a repair, and a common one. It only becomes a replacement conversation if the door itself has independent problems.
Usually yes. The opener attaches to the new door's top section and has its travel and force reset for it, and a healthy unit runs a new door perfectly well. The things that don't carry over are the springs, cables, drums, track and hardware, because all of those are sized to the specific door they came with.
There isn't an age. There's a condition, and age is only a rough proxy for it. What matters is whether the section material at the load points is still sound, and a well-built door from decades ago can be in better shape than a thin builder-grade door half its age. Get the sections assessed rather than counting years. Where the sections have genuinely had enough, new garage door installation stop being a splurge and start being arithmetic.
Depends which pattern you have. Different parts failing in succession on an old door is ordinary aging, and it's a genuine replacement signal because everything in the queue is the same age. The same part failing repeatedly is different — that's an unfound root cause, and replacing the door without finding it means buying a new door that will break the same way.
That's a question for whoever knows your local market, not for us.
