**QUICK ANSWER** Farnsworth Garage Door Service is a licensed, owner-operated garage door company in Mesa that works as the garage door vendor for property management companies, HOAs and landlords across the Phoenix area. We handle emergency repairs, turnover door checks, scheduled maintenance and replacement doors on any number of units, route visits by neighborhood, quote anything beyond your approval limit in writing, and bill the way your office prefers. No minimum door count.

What You Get

## Four things a portfolio account gives you that a one-off service call doesn't.

A garage door is the one part of a rental that fails completely instead of gradually: it works on one cycle and traps a tenant's car on the next. Managing that door by door, as each one breaks, is what fills a manager's week. A portfolio account is built to stop that.

### One Account, One Number

Every property sits under one account. Your office, your tenants, or both call one number and reach a crew that already knows the property, the gate code and the access rules.

### Written Quotes Before Bigger Work

You set an approval limit. Anything below it we handle on the spot; anything above it gets a written quote first, and the number on the quote is the number on the invoice.

### Visits Routed by Neighborhood

Maintenance and non-urgent repairs are grouped by area and scheduled together, so one trip covers several doors instead of one emergency dispatch at a time. Fewer trip charges, fewer tenant interruptions.

### Billing the Way Your Office Works

Card on file, direct deposit, or check. Invoices per job, per property, or one consolidated invoice a month. We'll work with your office to find the setup that fits, and copies are always in your online account.

What We Handle

## Six jobs we take over on every property you put on the account.

The same short list generates nearly every tenant garage door call in Mesa, Gilbert, Chandler and Tempe. Here is what we do about each one.

1

### Emergency repairs

Broken springs, snapped cables, doors off their tracks, openers that won't run. A car stuck behind a door is the call that can't wait, so it jumps the schedule. We make the door safe first and put anything beyond your approval limit in a written quote.

2

### Turnover door checks

Between tenants we run our full 26-point tune-up and safety inspection: springs, cables and drums, rollers, hinges and track, hardware, door balance, both safety tests, opener force and limits, manual release, remotes, keypad and wall button, seals and panels. Then we reset the keypad code and clear old remotes from the opener so a former tenant can't still open the door.

3

### Scheduled maintenance

The same 26-point tune-up on a cycle that fits the door: once a year on most rentals, twice a year on heavy-use doors. Lubrication, adjustment and safety testing on every visit.

4

### Openers, remotes and keypads

Replacement remotes and keypads, programming at every turnover, opener repairs, and opener replacement when a logic board doesn't survive a monsoon power surge.

5

### Replacement doors

When a door is past repair we quote a replacement that matches the community's approved style and color, with written pricing before anything is ordered.

6

### After-hours and weekend calls

We answer the phone around the clock. During account setup you decide whether after-hours tenant calls are handled automatically or need a go-ahead from your office, so nobody is surprised by the invoice.

No Minimum · Any Portfolio Size

## Start with a walkthrough of your doors.

Tell us how many doors you manage and where they are. We'll inspect them, tell you what needs attention and what doesn't, and propose a schedule. Nothing is scheduled until you approve it.

How It Works

## How a new portfolio account gets set up.

Four steps, and you approve each one before the next happens.

1. ### Walkthrough

We inspect every door you want covered, or an agreed sample on a large portfolio, and note the age, hardware and condition of each one.

2. ### What we found

You hear which doors are fine, which are wearing, and which are a safety issue, with a written quote for anything that needs work. No repairs happen on this visit unless a door is unsafe and you tell us to fix it.

3. ### Account setup

Together we set your approval limit (what we fix on the spot and what we quote first), who may call us (tenants, your office, or both), the after-hours rule, the billing method, and a maintenance schedule by unit type.

4. ### Ongoing service

Calls come in under your account, visits are routed by neighborhood, and invoices go to your office the way you set them up.

How Often

## How often a door needs service depends on how hard it's used.

One tune-up a year is the average. Spring life is measured in cycles, not years, and Arizona heat and dust wear hardware faster than a mild climate does, so a door that works harder earns a second visit.

Once a year

### Most rentals

A single household and a few cycles a day. One 26-point tune-up a year keeps the door ahead of the wear, with the turnover check whenever a tenant moves out.

Twice a year

### Heavy use

Shared drives and duplexes, short-term rentals with constant guest turnover, HOA common-area doors, or any door running more than about ten cycles a day.

Every move-out

### Turnover check

Whatever the schedule, each turnover gets the same 26-point check, a keypad reset, and old remotes cleared before the next tenant gets the keys.

**Two Arizona adjustments.** A unit on a dirt approach or at the edge of open desert counts as heavy use, because dust is the accelerant on every wear item. And the annual visit belongs in the fall, when lubricant is most depleted after summer. For HOA Boards

## Who's responsible for which doors, and how we handle both sides.

Associations rarely argue about who fixes a broken door. They argue about who is allowed to, and who has to. We set the account up around the line in your CC&Rs, so the board gets one vendor relationship without becoming the go-between for every owner's garage.

Association doors

### Common-area doors on the HOA's account

Parking structure doors, maintenance and storage buildings, gated or roll-up service openings. They cycle far more than any home's door, so they usually need the twice-a-year schedule, on the HOA's account, with written quotes for anything beyond the board's approval limit.

Owner doors

### A vetted vendor for owners, billed to the owner

Owners call us directly and pay directly. The board gets a licensed, insured local name to put in the newsletter without carrying the cost or the liability.

Appearance standards

### Replacements that match the approved look

If your community requires a uniform door style and color, we keep the approved spec on file and quote replacements to match it, so a new door blends in instead of drawing a violation letter.

Confirm the line

### Set up to match your CC&Rs

In most Arizona communities the owner owns the door and opener on their unit and the association owns common-area doors, but attached and condo-style communities sometimes put the door with the association. We set the account up to match whatever yours says.

Where We Work

## Portfolio garage door service across Mesa & the Phoenix area.

Same crew, same standards, every city. Portfolios clustered in Mesa, Gilbert, Chandler or Queen Creek route especially well because drive time between units is short.

I did quite a bit of research and read through the reviews before choosing Farnsworth Garage Door Service, and they absolutely lived up to their 5.0-star reputation. Riley and Brigham were awesome to work with from start to finish. They helped me choose the right glass and recommended the Midnight Gray tint, which turned out beautifully. The finished door is exactly what I was hoping for. It’s a gorgeous modern, full-view glass garage door with a sleek black frame and dark tinted glass. The installation turned out beautifully, and the whole process was easy and professional. Thank you so much, Riley and Brigham! I couldn’t be happier with the new door and would absolutely recommend Farnsworth Garage Door Service.

Great experience today with Brigham and Farnsworth. Garage Doors! Wife backed into and dented the bottom panel backing out of the garage before the door was fully open. Getting quotes and find since the door is 20 years old I can’t just replace the bottom panel. Brigham put a shoulder to the bend and straighted it, not perfect but better than it was, and added a couple of screw to keep things and place, for no charge! At some point will likely have to replace the door but this works for now!

Farnsworth Garage Door was quick to respond to me when our garage spring broke. Brigham came out same day and fixed it within and hour. His prices were better than anyone else we called on. I would highly suggest them and trust them to work with!!!

Brigham from Farnsworth Garage Door Services was absolutely outstanding! He was incredibly kind, professional, and truly went above and beyond throughout the entire visit. He took the time to explain everything he was doing, answered all of our questions, and never made us feel rushed. What really stood out was how patient he was with our curious toddler. Instead of being bothered by all the questions, he happily walked him through what he was doing and made him feel included. It was such a thoughtful gesture that meant a lot to our family. It’s rare to find someone who combines excellent workmanship with such genuine kindness and customer service. We couldn’t be happier with our experience and would highly recommend Brigham and Farnsworth Garage Door Services to anyone!

Common Questions

## Questions property managers ask.

### Is there a minimum number of doors?

No. We work with individual landlords, small HOAs and large management companies. The process scales; the standard doesn't change.

### Who authorizes work?

You do. During account setup you pick an approval limit: anything below it we handle on the spot, anything above it we quote in writing and wait for a yes. Work needed to make a door safe is always written up the same day.

### Can tenants contact you directly?

Yes, if you want them to. Some clients route every request through their office; others have tenants call us directly under the manager's account. We take any call from anyone on your properties and follow the routing you've set.

### How does billing work?

However your office prefers. We take card on file, direct deposit, or checks, and can invoice per job, per property, or on one consolidated invoice each month. We'll work with your management company to find the setup that fits, and every invoice is in your online account so copies are self-serve.

### How often should garage doors on a rental be serviced?

One tune-up a year is the average for a rental in Mesa, Gilbert or Chandler, plus the turnover check whenever a tenant moves out. Heavy use pushes that to two a year: shared drives, short-term rentals with constant guest turnover, HOA common-area doors, or any door running more than about ten cycles a day.

### What does a turnover check include?

Our full 26-point tune-up and safety inspection, the same checklist as our [garage door tune-up](https://farnsworthgarage.com/garage-door-repair-service-installation/garage-door-tune-up/): spring tension and balance, cables and drums, rollers, hinges, struts and track, every bolt and bracket, lubrication, both safety-reverse tests, sensor alignment, opener force and travel limits, the drive chain or belt, manual release, remotes, keypad and wall button, weatherstrip and bottom seal, and a panel and insulation check. For a turnover we add two items: we reset the keypad code and clear old remotes from the opener so a former tenant can't still open the door.

### What about after-hours calls?

We answer the phone around the clock, every day. Whether an after-hours tenant call is handled automatically or needs a go-ahead from your office, and how it's billed, is decided during account setup so there are no surprises on the invoice.

### Can you provide a certificate of insurance?

Yes. Ask when you set up the account and we'll send a current certificate of insurance for your vendor file, along with our Arizona ROC license number (351810).

### Do you work with self-managed HOAs, or only through a management company?

Both. A self-managed association works with us the same way a management company does: one account, a board-approved limit, and written quotes the board can approve.
